What is a Help to Buy Valuation?

This is a valuation for the purposes of redeeming your Help to Buy loan

What is included in the Help to Buy Valuation?

There is set criteria from Target who deal with the administration for all Help to Buy Loans which is as follows:

  • It is addressed to or refers to Target HCA
  • It contains at least 3 comparable properties, all dated as sold within the last 6 months
  • It confirms the full Market Value of the property
  • It is signed and dated by the valuer, and on company headed paper

Our reports comply to the above criteria and are issued to both yourself and direct to Target to ensure a smooth process.

What is the fee for a Help to Buy?

Private Valuation

What is included in a Private Valuation?

This is the basic report which includes a general overview of the subject property and a Market Valuation of the property as at the date of inspection.

Why choose a Private Valuation?

This report can be useful for a few different reasons, some examples are as follows:

  • You are not having a mortgage and want to check the Purchase Price of the property is accurate
  • A valuation on a property is required for Probate purposes
  • A valuation on a property is required for Matrimonial proceedings

HomeBuyer report

What is included in a HomeBuyer report?

  • A Market Valuation
  • An easy to read traffic lighting system to provide you with an indication of which areas of the property may require attention and anything which you may wish to consider before proceeding to purchase the property.

Why choose a HomeBuyer report?

  • This report is suitable for houses, flats and bungalows which are of traditional type and construction.
  • If you are purchasing a property and want further information on the property and if you have any particular concerns you would like investigating

When is a HomeBuyer report not suitable?

  • If a property is a listed building, or mid-Victorian aged around 1860, a HomeBuyer report is unlikely to be suitable
  • If a property is of non-traditional construction it may not be suitable for a HomeBuyer report
  • If a property is newly built, any issues with the property can be dealt with through the snagging list made by the developers

Building Survey

What is included in a Building Survey?

This is a full in depth view of the property looking into the construction and condition of the property and any defects apparent at the time of inspection.

Why choose a Building Survey?

  • This report is suitable for properties which are of an older age, unusual construction type or particularly in poor condition.
  • If you are purchasing a property and want further information on the property and if you have any particular concerns you would like investigating

How do I decide which report to opt for?

If you are not sure which report is suitable for the property you are purchasing, our dedicated office team will be more than happy to discuss your options and suggest which may be more suitable for your needs. We can also discuss with the surveyor local to your area for further information to help you make the right decision.
