What is a Level 3 Survey?
A Level 3 Survey is a report for clients who are seeking a professional opinion based on a detailed assessment of a property.
On receipt of a Level 3 Survey, you should have all the information you need to make a decision on purchasing a property.
The Level 3 Survey is delivered in accordance with the Home Survey Standard (1st edition) RICS Professional Statement. Please see our Documents section for the full definition of each Survey Level.
What is inspected in a Level 3 Survey?
The service consists of a detailed inspection of the building, the services, and the grounds of a property. Services are not tested but they are observed in normal operation.
What is included within the Level 3 Survey report?
The report describes the form of construction and materials used for each element of the property. It also describes the condition of elements and assesses the importance of defects.
The report will also identify potential risks or hidden defects in areas not inspected, propose the most probable causes of defects, outline the scope of remedial work required and consequences of non-repair, and make general recommendations in respect of the priority and likely timescales for necessary works.
Further investigations may be recommended where the surveyor feels unable to reach the necessary conclusions with reasonable confidence, however within a Building Survey, referrals are considered to be the exception rather than the rule.

What is the fee for the Level 3 Survey?
All our fees are based on the agreed Purchase Price of the property.
