Introducing the Home Survey Standard

Over the last few weeks we have made some changes to the survey reports that we offer in line with the new RICS Home Survey Standard.

What does this mean for you?

Firstly, the names of our surveys have changed! A HomeBuyer Report is now known as a Level 2 Survey and a Building Survey is now called a Level 3 Survey. We are also now offering two versions of the Level 2 Survey; you can choose to have this with or without a valuation included.

As part of our surveys service, our admin team will contact you to carry out a pre-inspection discussion in which they will fully explain the service you have chosen and confirm if you have any concerns or queries about the property. We also now guarantee a post-inspection discussion with the surveyor who inspected the property so that they can answer any questions you may have after reading the report. This will usually be carried out within 48 hours of the report being sent to you.

Our reports will also now include photos of any significant defects reported.

How do the survey types differ?

The Level 2 Survey is suitable for most conventional properties; generally, those built from 1900 onwards. Level 3 Surveys can be done on any style and age property but are more beneficial for older-style period properties. 

Both survey types are designed to provide you with the necessary advice to make an informed decision on whether to purchase the property. The report you receive will advise you of the construction, current condition, any recommended repairs, and any further investigations that may need to be carried out.

A Level 3 Survey provides more detail on potential risks or hidden defects, and further information on the scope of remedial work required and the consequences of not carrying out any recommended remedial work.

Level 2 Surveys provide each building element with a condition rating on a traffic light scale to easily show which repairs and investigations are most important. Due to the highly detailed nature of Level 3 Surveys, they are often provided in a less generic format.
